The most relevant current approvals are:
130050 – Outline Approval for extra care housing up to 100 units dated 8/8/13 (Note. This application included other outline and full approvals on adjacent land).
134630 – Reserved Matters Approval for 100 extra care dwellings, visitors centre and associated works re planning permission 130050 dated 30/9/16.
138861 – Certificate of Lawful Use of development dated 28/3/19. This certified that the extra housing permission, due to lack of a legally binding agreement or relevant planning conditions, was considered to be falling within Class C3 (dwelling houses without restriction)
The granted permission does not include for an affordable housing element or a CIL payment. A revised scheme however may trigger some of these payments in part. A copy of the planning permission history is available. The scheme design under the permission is incorporated within these particulars. A full set of scheme drawings are available. Interested parties should fully satisfy themselves on the current permission and any other alternative permissions that are required before proceeding further.
The property will be sold on the balance of a 999 year lease (approximately 20 years expired) at a nominal ground rent. The lease incorporates an obligation to contribute to the maintenance of the services provided by the freeholders, such as onsite security and private estate roads.
